Board could consider repair, demolition order near Magic Wok on Thursday

Located in a small shopping center on Tyler and Tyrone roads, Classic Cleaners was given 10 days to vacate in February after the city staff said it found very serious code violations and structural issues in the building, which also houses a handful of other businesses.

A city board on Thursday will again hear the two cases against the owners of a commercial building judged to be “in disrepair” near the Magic Wok restaurant in central Oak Ridge.

In February, the Oak Ridge Board of Building and Housing Code Appeals tabled a demolition or repair order for 60 days to give the owners, Ma Shiu-Yen Wang and Ta-Shun Etal, time to sell the damaged property or develop a repair or demolition plan, the city staff said.

That 60-day postponement expired last Sunday.

The two cases concern the 50,000-square-feet commercial building at 123 and 135 E. Tyrone Road, just north of Oak Ridge Turnpike near Jackson Square. They exclude the manufactured structure that houses the Magic Wok, but they do include the areas in the small shopping center that have housed a dry cleaner, thrift store, wig shop, Mexican grocery, and the Magic Wok’s food preparation and overflow dining areas. Lee keeps seat on housing board despite Council member’s removal request

Those who wanted to remove Joe Lee from a municipal housing board said he had shown contempt for Oak Ridge City Council members, insulted traffic camera critics, embarrassed the city, and bullied others.

But those who wanted to keep him on the board said Lee ought to be given a second chance. They said he had performed well on the board—the Oak Ridge Board of Building and Housing Code Appeals—particularly when considering the city’s code violation cases against the Applewood Apartments.

On Monday, the Oak Ridge City Council rejected the request to remove Lee from the board. The proposal failed in a 2-4 vote.

Voting in favor of the removal were Council members Anne Garcia Garland and Trina Baughn. Voting against it were Mayor Pro Tem Jane Miller and Council members Charlie Hensley, Chuck Hope, and David Mosby. [Read more…]

A city board on Thursday declared this home at 117 Wade Lane to be unfit for human habitation and ordered it demolished within 90 days.

Note: This story was updated at 11:40 p.m.

From the outside, the homes look they’re in decent shape and not the worst in the neighborhood.

But inside and underneath, problems range from collapsing floors and settling foundations to leaking roofs and tens of thousands worth of mold damage.

On Thursday, a city board declared the five vacant homes to be unfit for human habitation, and members ordered them demolished within 90 days. The city could use federal money from the U.S. Department of Housing and Urban Development to buy and demolish the homes. [Read more…]

An Oak Ridge board on Thursday will consider ordering the demolition of five homes that could be bought by the city. The homes are at 105 Waddell Place, 101 and 117 Wade Lane, and 335 and 363 West Outer Drive.

The homes on Wade Lane and West Outer Drive are owned by Carden Rentals Limited Partnership. The Waddell Place house is owned by Rex Gass. The owners are interested in selling the properties to the city, the municipal staff said.

The Gass property is a vacant single-family dwelling, and the Carden homes are vacant multi-family residential units.

The city staff has recommended that the Oak Ridge Board of Building and Housing Code Appeals declare the homes unfit for human occupation or use, and order them demolished within 90 days to possibly allow the city to acquire them. The board meets at 3 p.m. Thursday in the Municipal Building Training Room. [Read more…]

Located in a small shopping center on Tyler and Tyrone roads, Classic Cleaners was given 10 days to vacate after the city staff said it found very serious code violations and structural issues in the building, which also houses a handful of other businesses.

City officials have deemed a building housing five businesses in central Oak Ridge to be deteriorated and hazardous, and a municipal board has given a longtime dry cleaner located in the small shopping center on Tyrone Road 10 days to vacate.

Meanwhile, a few other businesses also located there—a thrift store, wig shop, and Mexican grocery—have been given 60 days to come up with a plan of action outlining what can be done to stabilize the building.

The order from the Oak Ridge Board of Building and Housing Code Appeals does not affect the Magic Wok, but it does apply to the restaurant’s food preparation and overflow dining areas.

The partially occupied 50,000-square-feet building is at 123 and 135 E. Tyrone Road, just north of Oak Ridge Turnpike near Jackson Square. It includes Classic Cleaners, Mia’s Gift Shop and Accessories, the New 2 U Thrift Store, and Tienda Nony International Marketplace. The Magic Wok diner is detached from the building and is not affected by the order, which was unanimously approved last Thursday. [Read more…]

Price Florist Demolition

Demolition work at Price Florist began Saturday and could be completed Monday.

Workers began demolishing Price Florist on Oak Ridge Turnpike on Saturday and could finish the job on Monday.

The work at the longtime floral business in central Oak Ridge is being done by Perkins Trucking and Excavating of Knoxville.

Tony Cappiello of Capiello Real Estate said one of his family’s companies purchased the 0.43-acre property about a month ago for $216,000. He said the seller agreed to demolish the property at her expense since it had been condemned by the City of Oak Ridge.

Cappiello said the property is about as large as the Subway down the street. [Read more…]

A city board on Thursday ordered the owner of Price Florist on Oak Ridge Turnpike to demolish the building within 60 days.

A city board on Thursday ordered the owner of the former Price Florist building on Oak Ridge Turnpike to demolish it within 60 days.

The Oak Ridge Board of Building and Housing Code Appeals had considered whether to issue a demolition or repair order for the once-thriving store at three other meetings this year, but members had given property owner Patricia Warren of Crossville several extensions to allow her time to come back with a sales contract, repair plan, or demolition permit. On Thursday, they said she had run out of time.

“I think we’ve bent over backwards to accommodate you and your property,” board member Philip Nipper said before the 6-0 vote in favor of demolition. [Read more…]

A city board has declared Price Florist on Oak Ridge Turnpike a nuisance and unfit for human occupation and use, and members have given the property owner another 30 days to develop a repair plan, get a demolition permit, or reach an agreement to sell it.

The owner of the Price Florist property on Oak Ridge Turnpike has already been given two 30-day extensions to make repairs, demolish the building, or sell it.

On Thursday, the Oak Ridge Board of Building and Housing Code Appeals gave property owner Patricia Warren of Crossville one last extension.

“There’s no more 30 days,” board member Joe Lee said. “We’ve burned them up.” [Read more…]

Price Florist on Oak Ridge Turnpike got another 30-day reprieve from a repair or demolition order.

Property owner Patricia Warren of Crossville said she is cleaning up the property and has three serious prospective buyers. Two, including a chain that sells “products that you consume,” would demolish the building, and the third would relocate an existing Oak Ridge business from the edge of town to the 0.35-acre site in the heart of the city, Warren said. A city board has declared Price Florist on Oak Ridge Turnpike a nuisance and unfit for human occupation and use, and on Thursday, members will reconsider a demolition or repair order for the building, which is now for sale.

A potential demolition order is looming, and the building is for sale.

For decades, it was home to Price Florist, but it’s now in “severe disrepair,” according to the Oak Ridge city staff.

In June, the Oak Ridge Board of Building and Housing Code Appeals declared the now-unused store on busy Oak Ridge Turnpike to be a nuisance and unfit for human occupation or use. On Thursday, the Oak Ridge Board of Building and Housing Code Appeals declared the longtime business on Oak Ridge Turnpike to be a nuisance and unfit for human occupation or use. It’s already been vacated, and the property owner is cleaning it up.

A city board next week will consider issuing a demolition or cleanup order for Price Florist on Oak Ridge Turnpike.

The city staff has recommended that the structure, used for a longtime floral business, be declared unfit for human occupation or use and has requested a demolition or cleanup order within 60 days.

The city required an “emergency vacate” on May 1, according to an agenda for the Oak Ridge Board of Building and Housing Code Appeals. A notice dated May 1 and still posted on the building’s front door said the building is deemed unfit for human occupation or use. It is to remain conspicuously posted until the structure is repaired or demolished. [Read more…]
