The demolition of the commercial building next to the Magic Wok restaurant started earlier this month.

Pictured above to the left of the Magic Wok is the demolished portion of the building that once housed the Tienda Nony grocery and Appalachian Frame Shop. (Both stores have relocated to new locations in Oak Ridge; Tienda Nony is in a shopping center off Bus Terminal Road, and Appalachian Frame Shop is at Grove Center.) The area to the right of Magic Wok once housed the Classic Cleaners.

Demolition work has started on a commercial building on East Tyrone Road just east of the Magic Wok restaurant. Demolition work on the east end of the building is pictured above on Friday afternoon.

 

Demolition work has started on a commercial building on East Tyrone Road behind the popular Magic Wok restaurant. On Friday, an excavator had started demolishing the eastern part of the small shopping center. A demolition permit was reportedly issued this week.

In November, a city board ordered the building demolished within 30 days. The demolition order does not apply to the Magic Wok, which is in a separate diner on the western side of the building.

The building owners had previously considered preserving about 5,500 square feet in three units on the western side of the property, among a few options. But on Friday, Oak Ridge Community Development Housing Specialist Matt Widner said that portion won’t be preserved. Board orders demolition of Tyrone Road building, but Magic Wok excluded

A city board on Thursday ordered the demolition of this building on East Tyrone Road within 30 days. The Magic Wok restaurant, which is in a separate diner on the western side of the building, is not affected.

Despite a plea for another extension, a city board on Thursday ordered that a commercial building on East Tyrone Road be demolished within 30 days. The demolition order does not apply to the popular Magic Wok restaurant, which is in a separate diner on the western side of the building.

The Oak Ridge Board of Building and Housing Code Appeals had previously given the building owners more time to develop a repair or demolition plan, including a five-month extension in June. At Thursday’s meeting, board members suggested they hadn’t seen enough work take place since then.

“I’m seeing very little progress,” said board member Joe Lee, who made the motion to demolish within 30 days, which is what the city staff had requested. “This has been an ongoing issue for a decade or more.”

The city staff said the partially occupied commercial structure has been declared unfit for human occupation or use because of code violations, and a demolition deadline expired Thursday. The staff said the estimated cost of repairs exceeds 50 percent of the building’s value, which is an important benchmark for issuing a demolition order. The staff has said the building is in a state of disrepair, lacks adequate fire and panic exits, and the roof and interior have not been adequately maintained for several years.

The motion to demolish the building at 123 and 135 East Tyrone Road was approved in a 6-0 vote on Thursday. Voting in favor of that motion were Chair Bruce LeForce, Vice Chair Philip Nipper, Secretary Amy Seiber, Lee, and board members Phil Yager and Leonar Vaughen. The deadline for the demolition of a commercial building that once housed The Oak Ridger newspaper on Tyrone Road near Jackson Square expires Thursday, and after a five-month postponement, a city board will reconsider a repair or demolition order for the building that day. Under plans announced in May, the Magic Wok restaurant, which is separate from the building, would remain, as would a small northwestern portion of the building.

 

The deadline for the demolition of a commercial building that was once home to The Oak Ridger newspaper and other businesses on Tyler and East Tyrone roads expires Thursday, November 13, and a city board could reconsider a repair or demolition order that day.

The partially occupied commercial structure has been declared unfit for human occupation or use because of code violations, the city staff said.

The Oak Ridge Board of Building and Housing Code Appeals previously tabled the repair or demolition order for five months to allow for partial demolition in preparation for the construction of the remaining building. The demolition deadline expires Thursday, and permit applications are to be submitted to the city by December.

The potential demolition and repair orders to be considered Thursday would not apply to the separate manufactured structure that now houses the popular Magic Wok restaurant. [Read more…]

Most of a commercial building that once housed The Oak Ridger on Tyrone Road near Jackson Square could be demolished in six months under a plan proposed to a city board on Thursday. The Magic Wok restaurant, which is separate from the building, would remain, as would a small portion of the building.

Most of a commercial building that was once home to The Oak Ridger newspaper and other businesses on Tyler and East Tyrone roads could be demolished later this year, an engineer and surveyor told a city board on Thursday.

The western part of the building near the Magic Wok restaurant would remain, and so would the diner itself.

Roughly 26,000 square feet of the building, which has housed a wide variety of businesses since the 1940s, would be demolished down to the slab. The demolition of the property, which is also known as the Wender Building after a former owner, would include the space occupied for decades by Classic Cleaners.

Noel M. Peterson, owner of Coal Creek Surveying and Engineering of Lake City, briefly outlined the plans of the owners—Jia-Chao and Ming-Wha Wang—during a Thursday meeting of the Oak Ridge Board of Building and Housing Code Appeals.

Many of the details still have to be worked out with the Oak Ridge municipal staff, and the board gave the owners another 30 days. But it’s considered a last-chance extension. [Read more…]

Located in a small shopping center on Tyler and Tyrone roads, Classic Cleaners was given 10 days to vacate in February after the city staff said it found very serious code violations and structural issues in the building, which also houses a handful of other businesses.

A city board on Thursday will again hear the two cases against the owners of a commercial building judged to be “in disrepair” near the Magic Wok restaurant in central Oak Ridge.

In February, the Oak Ridge Board of Building and Housing Code Appeals tabled a demolition or repair order for 60 days to give the owners, Ma Shiu-Yen Wang and Ta-Shun Etal, time to sell the damaged property or develop a repair or demolition plan, the city staff said.

That 60-day postponement expired last Sunday.

The two cases concern the 50,000-square-feet commercial building at 123 and 135 E. Tyrone Road, just north of Oak Ridge Turnpike near Jackson Square. They exclude the manufactured structure that houses the Magic Wok, but they do include the areas in the small shopping center that have housed a dry cleaner, thrift store, wig shop, Mexican grocery, and the Magic Wok’s food preparation and overflow dining areas. Located in a small shopping center on Tyler and Tyrone roads, Classic Cleaners was given 10 days to vacate after the city staff said it found very serious code violations and structural issues in the building, which also houses a handful of other businesses.

City officials have deemed a building housing five businesses in central Oak Ridge to be deteriorated and hazardous, and a municipal board has given a longtime dry cleaner located in the small shopping center on Tyrone Road 10 days to vacate.

Meanwhile, a few other businesses also located there—a thrift store, wig shop, and Mexican grocery—have been given 60 days to come up with a plan of action outlining what can be done to stabilize the building.

The order from the Oak Ridge Board of Building and Housing Code Appeals does not affect the Magic Wok, but it does apply to the restaurant’s food preparation and overflow dining areas.

The partially occupied 50,000-square-feet building is at 123 and 135 E. Tyrone Road, just north of Oak Ridge Turnpike near Jackson Square. It includes Classic Cleaners, Mia’s Gift Shop and Accessories, the New 2 U Thrift Store, and Tienda Nony International Marketplace. Few months after fire, Magic Wok passes city inspections, needs one from county

Damaged by smoke in November, the Magic Wok restaurant, which has been closed for several months, has passed all city inspections but still needs one from the county.

Several months after it was damaged by smoke, the Magic Wok restaurant has passed all city inspections, and the diner now needs an inspection from the Anderson County Health Department, Oak Ridge Assistant Fire Chief Josh Waldo said Thursday.

The landmark Oak Ridge diner on Tyler Road passed a fire inspection Thursday morning, Waldo said.

The Magic Wok has been closed since  it was damaged by smoke in November after food was left cooking on a stove unattended. Firefighters didn’t see any flames that night, but they found smoke and high temperatures.

Oak Ridge firefighters check for “hot spots” on the roof after responding to a fire alarm at the Magic Wok restaurant on Tyler Road on Thursday night.

The Magic Wok restaurant could be closed a few days after food was left cooking on a stove unattended Thursday night, causing minor damage to the building, mostly smoke damage, Oak Ridge Assistant Fire Chief Josh Waldo said.

The Oak Ridge Fire Department responded to a possible fire call at the popular restaurant on Tyler Road at 10:46 p.m. Thursday. Firefighters didn’t see any flames, but they found smoke and high temperatures.

They used water cannons—fire extinguishers filled with water—to cool the restaurant’s interior. They also checked the roof for hot spots, including by cutting a corner of the roof.

Firefighters stayed at the scene for about two hours and ensured the temperature of building materials dropped below 80 degrees and there was no more smoke, a fire report said.

Waldo said 15 firefighters responded, and no one was injured. Damage was estimated at about $7,000 to property and contents.

Waldo said the Magic Wok, which is owned by Betty and Jim Wong, will be closed for minor repairs and general cleanup, and the restaurant will have to be re-inspected by code enforcement officers and health department inspectors before it can re-open.
