RealtyLink replaces Crosland Southeast as Main Street developer

RealtyLink, a South Carolina real estate development firm, will replace Crosland Southeast as the master developer of the 60-acre Main Street town center project in Oak Ridge, the property owners said Monday.

RealtyLink is based in Greenville, South Carolina.

“RealtyLink first showed interest in the project as early as 2012,” said Steve Arnsdorff, the chief manager for Oak Ridge City Center LLC, the current owners of the property. “We are delighted that they have had continuing interest and are now able to assume the position of the previous developer.”

RealtyLink currently has nearly two million square feet of space in various stages of development including The River Landing, a 16-acre retail project on Winfield Dunn Parkway in Sevierville. In addition to Greenville, South Carolina, RealtyLink has offices in Charleston, South Carolina; Birmingham, Alabama; and Milwaukee, Wisconsin. [Read more…]

Pre-demolition activities under way, environmental firm working at future Main Street Oak Ridge

Pre-demolition work at the Oak Ridge City Center, the former Oak Ridge Mall, was scheduled to start late last week or early this week, and environmental remediation trucks have been at the 60-acre site this week, starting Monday.

Plans call for redeveloping the former mall as Main Street Oak Ridge, a mixed-use project that would include retailers, restaurants, residential units, and a hotel. The existing space between the two remaining anchors, Belk and JCPenney, would be demolished, although those two stores would remain.

The trucks that have been at the mall site this week are from Environmental Abatement Inc., a structural, demolition, and environmental contractor. There has also been an asbestos waste container at the site.

A project representative said that Crosland Southeast, the company that has proposed the $80 million project, is working on pre-demolition activities and reviewing bids. The pre-demolition work includes asbestos abatement, and earlier this month, the representative said that the company hopes that that work will take place within a month. [Read more…]

Six employers pledge $500,000 for Main Street Oak Ridge infrastructure

Six Oak Ridge employers have pledged $500,000 to support public infrastructure at Main Street Oak Ridge, the $80 million redevelopment of the former Oak Ridge Mall.

Officials said it shows unprecedented community support for the project.

The six companies are Methodist Medical Center; Oak Ridge Associated Universities; UCOR, a federal cleanup contractor; Restoration Services Inc., a cleanup contractor; Consolidated Nuclear Security, which manages and operates Y-12 National Security Complex; and UT-Battelle, which operates and manages Oak Ridge National Laboratory.

“All Oak Ridgers realize the successful development of the Main Street town center project is of critical importance not only to the citizens of the City of Oak Ridge and the business community but to the region in general,” Oak Ridge Mayor Warren Gooch said. “We appreciate these great corporate citizens stepping up the plate to help make Main Street Oak Ridge a reality.”

Project executives said critical final decisions are being made on the ramp-up to the project.

The relocation and reconstruction of public infrastructure such as Wilson Street and the two Main Streets are key elements of the project and the Oak Ridge City Council and the Industrial Development Board have pledged $1.5 million toward these improvements. According to the city’s consultants, costs will exceed this amount, so the corporate pledges are a welcomed addition to the development’s financial backing, a press release said.

Meredith to seek re-election to Anderson County Commission

County Commissioner Rick Meredith has announced he is seeking re-election to the Anderson County Commission, representing District 2. District 2 includes the Clinton, South Clinton, and North Clinton precincts.

“It has truly been an honor to represent the residents of District 2 on County Commission,” Meredith said in a press release. “I take very seriously the trust that you have placed in me, and it is my hope that you will allow me to continue serving you and working with my fellow commissioners to move Anderson County forward.”

First elected in 2010, Meredith said he brings extensive experience in economic and community development to the Commission, as well as knowledge of both state and local planning and program management. He joined the Hollingsworth Companies in 2010 as senior vice president for community development. [Read more…]

Water line breaks in Oak Ridge, Clinton cause traffic detours

Water line breaks caused traffic detours in Oak Ridge and Clinton early Tuesday morning.

A water main break on West Outer Drive caused water to spill onto North Illinois Avenue in Oak Ridge and freeze. The water was shut off, and crews worked to put down salt and sand on the roadway. Traffic was detoured around the area while crews worked to repair the line.

The early-morning water main break in Clinton shut down a portion of Main Street. Crews closed down the road between Weaver and Washington while they worked to repair the busted pipe.

Lake City picked for PlanET demonstration project

It has already been a banner week for Lake City.

On Monday, the Anderson County Commission’s Operations Committee voted to recommend purchasing the old Bank of America building in Lake City for $100,000 using part of the proceeds of the pending sale of county-owned land to the Hollingsworth Company for $303,000. The remaining $203,000 would be used as seed money for the start-up Anderson County Economic Development Fund. Supporters of the bank building purchase foresee using it as the new home of Coal Miners’ Museum as well as for storage and use as a satellite office for some county government entities.

Now, PlanET, a regional partnership of East Tennessee communities in Anderson, Blount, Knox, Loudon, and Union counties, has selected Lake City as one of its so-called Demonstration Project sites. The program will be funded through the Plan East Tennessee Grant and leverage in-kind services from the East Tennessee Community Design Center, or ETCDC, and the University of Tennessee School of Agriculture.
